Through a structured and transparent agreement, we manage and fund the renovation of a property in return for an agreed share of the uplift in value once the project is completed.
This model allows property owners to improve, modernise, or reposition their property while sharing both the opportunity and the outcome
How the Partnered Renovation Model Works
Our approach is designed to be clear, fair, and professionally managed from start to finish.
1. Property Review
We assess the property to understand its condition, potential, and suitability for a partnered renovation. This includes layout, location, scope of works, and estimated post-renovation value.
2. Feasibility & Agreement
If the project is suitable, we agree on:
Scope of renovation works
Estimated renovation budget
Expected post-renovation value
Project timeline
Profit-sharing structure
All terms are documented and agreed before any work begins.
3. Renovation & Project Management
House Fix manages the full renovation process, overseeing quality, and ensuring the project stays on track.
4. Sale or Refinance
Once the renovation is complete, the property is either sold or refinanced. Proceeds are then distributed according to the agreed structure.

To help explain how a partnered renovation works, here’s a simple example:
A property is valued at £300,000 before renovation.
HouseFix funds and manages a £40,000 renovation to improve the property.
After the work is completed, the property is valued at £420,000.
This creates an uplift of £120,000.
From this uplift:
The original £40,000 renovation cost is recovered
The remaining £80,000 uplift is then shared between the property owner and House Fix, based on the agreed terms
For example, with a 50/50 split:
Property owner receives £40,000
House Fix receives £40,000
The property owner retains full ownership of the property, having increased its value without funding the renovation upfront.
